Mumbai, July 23, 2025: The ₹473 crore Initial Public Offering (IPO) of PropShare Titania SM REIT, India’s second publicly listed small and medium real estate investment trust (SM REIT), is currently open for subscription. As of 2:10 PM IST on 23 July 2025, the IPO has observed strong demand from High Net-worth Individuals (HNIs) but a more subdued response from institutional investors. The IPO, which commenced on 21 July, is set to close on Friday, 25 July, with allotment finalisation expected by 30 July 2025.

Allotment Date & Listing Timeline

Investors can check their allotment status starting 30 July via the official registrar’s portal. The demat credit of units and refund initiation are scheduled to begin from 31 July. The units are anticipated to list on BSE on Monday, 4 August 2025.

  • Via BSE Website:

Asset Profile & Yield Outlook

The PropShare Titania SM REIT scheme includes a fully leased 4.37 lakh sq. ft. office property located in G Corp Tech Park, Thane. The property boasts a strong tenant roster, including prominent names such as Aditya Birla Capital, Concentrix, a Fortune 500 healthcare firm, and Hitachi Payment Services. The REIT projects an attractive yield of 9% for FY26 to FY28. The asset has a Weighted Average Lease Expiry (WALE) of 3.2 years and features 5% annual rent escalations, providing stability and predictable income streams for investors.

Road Ahead

With the institutional response still awaited, the next two days will be crucial. The asset’s strong fundamentals, premium tenant mix, and attractive yield could draw in more sophisticated investors as the closing date nears. If fully subscribed, this REIT could set a precedent for SM REITs as an emerging investment avenue in India.
