Birla Estates Enters Vashi Redevelopment; Shares Rise 1.34%

Birla Estates is making its first move into Navi Mumbai redevelopment with a Vashi project estimated to generate about ₹2,600 crore, sending Aditya Birla Real Estate shares 1.34% higher.

Mumbai August, 13: Birla Estates Private Limited, a wholly owned subsidiary of Aditya Birla Real Estate Limited, is stepping into Navi Mumbai’s redevelopment market with a Vashi housing project that is expected to generate approximately ₹2,600 crore in revenue.
The project involves the redevelopment of Shiv Sai Co-operative Housing Society in Vashi. For Birla Estates, this is a new micro-market, adding Navi Mumbai to its existing development footprint in the Mumbai Metropolitan Region.
The project will come up across about 3.06 acres, or 12,382 square metres, and will include premium and luxury residences. Its location gives it access to the Sion-Panvel Highway and Vashi railway station, while the upcoming Navi Mumbai International Airport is expected to further improve connectivity.
The company said the development will follow its broader sustainability approach.

The announcement came as shares of Aditya Birla Real Estate moved higher during Thursday’s trading session, although the stock was below its day’s high by the close of the available market data.

The company said the location, proximity to major transport links and the upcoming airport make the project strategically positioned within Navi Mumbai. The development is also expected to strengthen Birla Estates’ presence across the wider MMR rather than keeping its residential activity concentrated in Mumbai’s established markets.
Ananya Birla, Director at The Aditya Birla Group, said the project is part of the company’s effort to expand across Mumbai and its adjoining markets while creating value for residents and the wider community.
For the housing society, the project will involve redevelopment of the existing property into a premium residential development. For Birla Estates, it adds a sizeable project to its pipeline in a new part of the MMR.
