Mahindra Lifespace Adds YKK India Manufacturing Facility at Chennai Park; Shares Gain 0.63%

Mahindra Lifespace’s industrial park venture in Chennai has signed YKK India as a new customer, with the fastening products maker set to invest ₹149.9 crore in a manufacturing facility at Origins by Mahindra.

Mumbai, June 19: Mahindra Lifespace Developers has added another global manufacturer to its industrial ecosystem in Chennai, with YKK India choosing the company’s Origins industrial park for a new production facility.
The company said Mahindra Industrial Park Chennai Ltd. (MIPCL), its joint venture with Japan’s Sumitomo Corporation, has signed YKK India for a manufacturing unit at Origins by Mahindra, Chennai.
The proposed facility will be YKK India’s third manufacturing plant in the country and will be developed on nearly 150,000 square feet within the industrial park. The Japanese fastening products manufacturer plans to invest about ₹149.9 crore in the project, which is expected to become operational by February 2028.
For Mahindra Lifespace, the announcement is less about a single factory and more about what it says about investor interest in India’s manufacturing story. Global companies have increasingly been scouting locations in India as they diversify supply chains and expand production closer to key growth markets.
YKK joins a roster of manufacturers already operating or investing at Origins, including Mitsubishi Electric, Yanmar and Omron, strengthening the industrial cluster’s appeal to multinational companies.

Its Origins platform focuses on attracting domestic and international manufacturers by offering land, infrastructure and industrial-ready facilities. The Chennai project is being developed through a partnership between Mahindra World City Developers, Sumitomo Corporation and Tamil Nadu Industrial Development Corporation (TIDCO).
YKK, meanwhile, is one of the world’s largest manufacturers of zippers, fastening products and architectural products, with operations spanning more than 70 countries and regions.
