Mumbai, July 25, 2025 — Mahindra Lifespace Developers Ltd (NSE: MAHLIFE) reported a consolidated net profit of ₹51.26 crore for the quarter ended June 30, 2025 (Q1FY26), up significantly from ₹12.74 crore in Q1FY25, backed by strong profit contribution from joint ventures and associates. The company also completed a major rights issue of ₹1,494.54 crore during the quarter.

Key Financial Highlights (Consolidated)

  • Revenue from operations dropped sharply to ₹31.98 crore, down 82.99% YoY and 65.4% QoQ.
  • Total income stood at ₹40.61 crore, declining 80.4% YoY and 26.7% QoQ.
  • Despite lower revenue, profit before tax surged to ₹41.60 crore, up 1,249% YoY, though it fell 51.9% QoQ.
  • Net profit after tax jumped to ₹51.26 crore, registering a 302.3% YoY increase, but declined 39.8% from the previous quarter.
  • Earnings per share (EPS) rose to ₹2.93, marking a 290.6% YoY jump, though down 41.9% QoQ from ₹5.04.

Note: Profit before tax includes ₹24.52 Cr gain from modification of NCDs by Mahindra Industrial Park Pvt Ltd and ₹18.66 Cr gain from NCD redemption by Mahindra World City Jaipur Ltd.

Standalone Performance

  • Total income declined significantly to ₹58.52 crore, down 71.0% year-on-year from ₹201.53 crore.
  • The company reported a net loss of ₹33.82 crore, widening from a loss of ₹23.75 crore in Q1FY25.
  • Earnings per share (EPS) stood at negative ₹1.94, compared to negative ₹1.41 in the same quarter last year.

Rights Issue and Capital Change

Mahindra Lifespaces completed a rights issue of 5,81,53,156 equity shares at ₹257 per share, raising ₹1,494.54 crore. Proceeds are being deployed towards debt repayment, land acquisition, and working capital.

Share Capital Comparison

  • Equity share capital increased from ₹155.09 crore (pre-issue) to ₹213.26 crore (post-issue).
  • The number of shares went up from approximately 15.51 crore to 21.33 crore after the issue.

  • The company issued 5,81,53,156 equity shares through the rights issue.
  • The issue price was set at ₹257 per share.
  • Through this offer, the company raised a total of ₹1,494.54 crore.

Management Commentary

“Despite seasonally soft revenue due to the nature of real estate accounting, our profitability has been significantly enhanced by exceptional income from joint ventures,” said Amit Kumar Sinha, Managing Director & CEO. “The successful rights issue strengthens our balance sheet and enables future expansion through strategic land acquisitions.”

  • JV Performance: Share of profit from joint ventures and associates stood at ₹98.02 crore in Q1FY26, compared to ₹36.46 crore in Q1FY25.
  • Real Estate Accounting: Revenue is booked using the Completed Contract Method under Ind AS 115, leading to lumpy quarterly income.

  • The debt-to-equity ratio improved to 0.19 in Q1FY26 from 0.45 in Q1FY25, indicating lower leverage.
  • Net profit margin surged to 160.34%, up from 6.77% a year ago, driven by exceptional earnings despite lower revenue.
  • Interest service coverage ratio improved slightly to (1.41) from (1.81), though it still reflects negative coverage.
  • The current ratio stood at 1.59, slightly higher than 1.55 last year, suggesting stable short-term liquidity.
  • Total debt to total assets came down to 0.09, compared to 0.17 in Q1FY25, highlighting stronger balance sheet health.

Mahindra Lifespace Developers Stock Performance

Mahindra Lifespace Developers shares closed at ₹365, which is a 3.67% dip on July 25, 2025. Mahindra Lifespace Developers shares declined 34% in the last year, down 14% in the year-to-date, and down 0.73% in the previous month.

The stock opened at ₹378.00 and moved between a high of ₹397.90 and a low of ₹363.70 during the session. The company’s market capitalisation stands at ₹7,850 crore. Over the last 52 weeks, the stock has touched a high of ₹573.63 and a low of ₹255.87.
