Mumbai, September 28: Godrej Properties has expanded its presence in South Mumbai with a new luxury residential development in Marine Lines, adding a project with an estimated revenue potential of around ₹6,000 crore to its development pipeline.
The company has entered into a development agreement for a prime land parcel measuring approximately 2.5 acres in Marine Lines.
Godrej Properties Adds Luxury Housing Project In Marine Lines
According to the company’s press release, the proposed development is planned as a luxury housing project and is expected to have an overall revenue potential of around ₹6,000 crore, based on current business assumptions.
The project is located in Marine Lines, one of South Mumbai’s established residential areas. The company said limited land availability, the area’s location along Mumbai’s coastline and its connectivity to the city’s business districts have supported demand for premium housing in the micro-market.
The addition also expands Godrej Properties’ existing portfolio of luxury residential projects across South and Central Mumbai.
Stock Market Snapshot
The Godrej Properties share price stood at ₹1,678.80 as of 9:36 AM IST on September 28, 2026, according to the market data shown.
The stock was down ₹21.30, or 1.25%, at the time. Shares opened the visible trading session near ₹1,708 before moving lower and remained under pressure through the morning.
The price movement came on the same day that the company announced the new Marine Lines development.

Marine Lines Project Adds To Premium Housing Pipeline
The new project gives Godrej Properties another development opportunity in a tightly held part of South Mumbai. Marine Lines has an established residential market and benefits from access to the city’s commercial and lifestyle hubs.
The company said the project reflects continued demand for high-quality residential developments in well-connected locations. It also forms part of Godrej Properties’ broader expansion in Mumbai’s premium housing segment.
The estimated ₹6,000 crore revenue potential is based on current business assumptions and could change as the project progresses.
