Why The Rise?
The Nifty Realty index rose 1.3% due to a broad-based recovery across major real estate stocks, signalling a technical rebound after recent underperformance. Strong buying interest in leading counters like Prestige, Godrej Properties, and Sobha drove the momentum. Positive investor sentiment was also supported by expectations of strong quarterly earnings and stable interest rates. Improved liquidity and long-term demand outlook in the residential segment added further support.
Future Outlook
While the Nifty Realty index remains approximately 12% below its 52-week high, today’s gains indicate renewed investor interest amidst a generally stable market backdrop. The surge in trading activity, particularly in heavyweight stocks such as Prestige Estates, Godrej Properties, and Phoenix Mills, suggests a return of strength to the real estate sector. This sector has recently been under pressure due to profit booking and concerns over interest rates.
The Indian real estate market is expected to witness significant growth in 2025, driven by factors like ongoing urbanisation, government initiatives like RERA and affordable housing schemes, and increased foreign direct investment (FDI). The market is projected to reach $1 trillion by 2030, contributing significantly to India’s GDP. While challenges such as regulatory complexities and market volatility persist, the overall outlook for the sector remains positive, with a focus on sustainable development and the rise of Tier 2 and Tier 3 cities as investment hotspots.
Despite the positive momentum in realty, the broader market remained under slight pressure, with the Nifty 50 trading at 25,165.30, down 46.75 points (-0.19%) at the same time.
