Mumbai May 5: Nukleus Office Solutions Limited has signed binding Letters of Intent to lease approximately 75,000 sq ft of office space in Noida, adding to its growing managed workspace footprint, the company said in a regulatory filing.

The deal includes two LOIs dated May 4 and May 5, 2026. Together, they cover 25,000 sq ft in Tower 1 and 50,000 sq ft across the 3rd and 4th floors in Tower 3 at Okaya Centre, Sector 62. The agreement has been entered into with OESPL Private Limited.

For Nukleus, the move is a straightforward capacity addition in a busy commercial pocket. The company plans to use the space to scale its co-working and managed office offerings, targeting both enterprise clients and smaller teams looking for flexible setups.

As per the filing, the arrangement includes monthly lease rentals, refundable security deposits and maintenance charges. The lease tenure is set at five years, with an option to renew. It also includes designated parking and other agreed rights.

The steady price suggests the market is not reacting immediately to the announcement. Investors appear to be looking beyond the signing of LOIs, focusing instead on execution, how quickly the space becomes operational and how fast occupancy builds up.

No Regulatory Complications

The company clarified that the transaction is not a related party deal. It also stated that promoters and group entities do not have any interest in the counterparty.

No regulatory approvals are required at this stage. Final lease agreements are expected to be signed later, based on mutually agreed terms.

Staying a Aligned with Core Model

Nukleus operates in the managed workspace and co-working segment, where scale and location matter. Its strategy has been to secure office inventory in high-demand areas and offer it in flexible formats to a wide range of clients.

Leasing, rather than owning, remains central to its asset-light approach, allowing it to expand without heavy capital commitments.

What Comes Next

The Noida addition fits into the company’s ongoing expansion plan, but the real test will be in execution.

Conversion of these LOIs into final agreements and the pace at which the new space is filled will determine how much this expansion contributes to growth in the coming quarters.
